“The Disappearing Water Rights of the Antelope Valley”

As a real estate investor, your success or failure are
largely a result of how well you can find properties that
you can turn into a profit. Whether you are looking to buy-and-flip
for quick profit, wholesale for quicker profit, or
buy-and-hold for monthly cashflow and future appreciation,
you’ve got to have a flow of properties to work with.

The challenge in today’s market is the lack of inventory.
We all know there are few properties on the MLS, and those that
become available are attacked by everybody looking for a
property, be it other investors, real estate agents looking
for properties for their buyers, or our buddies “Bob and
Suzie Homemaker” who just want a place to live and raise
their family. There’s a lot of competition for the few
properties that appear on the MLS today.

This presentation will focus on alternative ways to find
deals for your pipeline.

March 19th Guest Speaker – Teresa Armstrong

March 19th will be our first meeting on the 3rd Tuesday of the month.

Our guest speaker is Teresa Armstrong of
Pacific Trust Escrow, Inc.

Teresa has been in the escrow industry since 1979 and has seen a lot of changes in the real estate market and industry over the years.

Her career began in the San Fernando Valley and she has spent the rest of her career working in the Antelope Valley and handling transactions throughout Southern California.  She has extensive experience with resale, commercial, land acquisitions, subdivision, REO, Short sale, manufactured homes and refinance transactions.

Her philosophy is to handle each transaction with individual care, professionalism and provide unprecedented customer service to all parties involved in her escrows.

Additionally, she is an affiliate member of the Greater Antelope Valley Board of Realtors, has served as Secretary on the board of the Escrow Association of the Antelope Valley since 2009, and has been a member of the California Escrow Association since 1992 and a member of the National Notary Association since 1982.

Last Minute Change – Roundtable of Seasoned Investors!

Our speaker for the January meeting has to cancel due to
illness. We are rescheduling Ralph Demaio for our February
12th meeting.

The new topic for the January 8th REINLAC Meeting is

Roundtable of Seasoned Investors

This meeting will be roundtable style where there is no
speaker at the front of the room. Instead, a group of
seasoned investors will be seated amongst the rest of us.
Anybody who wishes to ask a question of any of the Seasoned
Investors can do so.

This format should make for an invigorating evening of real
estate discussion. If you have questions about investing in
today’s market, here in the AV, this meeting is for you! You
may not have questions, but you should still come because
you will learn from those professionals who are doing it in
today’s market, here in the Antelope Valley and beyond.

Come with questions, or just come to learn.

A Question For You – Have you pinpointed what is keeping you
from achieving your real estate investing goals? Maybe you
could ask the Seasoned Investors questions that would
help you resolve that for yourself. Sometimes an obstacle
that seems large will resolve easily by someone who has

December 11th Speaker – Laura Bradford, CPA

Announcing CPA Laura Bradford, from the CPA firm of
Burkey Cox Evans and Bradford, Our Speaker for the
December 11th meeting. NEW TIME 6pm to 8pm.

We’ve all heard “Its not now much money you make, its how
much you keep.” Big question is, how do you keep as much as
possible, and not end up in prison?

Laura has been our CPA for about 11 years, and has saved us
tons of money. We couldn’t recommend her more highly, since
we’ve never been to the slammer!

At the December 11th meeting, Laura will be covering basic
tax strategies for investors – a topic that all investors
should know. And, she will go into the New Tax Laws, the
Revised Tax Laws and The Cancelled Tax Laws – and how they
effect us now and in the future.

Since the November elections, Laura has been studying all
the tax codes that were voted into effect. (Thank your lucky
stars that she has done this, and is sharing it with us!
That isn’t exactly “light reading” for most of us.)

We’ll keep this announcement short and sweet. If you know
someone who is an investor, or will become an investor in
the future, invite them to come.

IMPORTANT NOTE: The folks at the Rancho Village Assisted
Living that allows us to use their “Activities Room” for our
meetings have asked us to vacate the room by 8:00 p.m.

November 13 = 1031′s and December 11th New Tax Laws

Two great meetings scheduled in November and December.

Don’t miss Dewey Failing share his experiences in doing 1031 Exchanges to save money on taxes, and increase his profits. All of us should ask ourselves “Is this a good candidate for a 1031 Exchange?” every time we sell an investment property.  Learn much more at the meeting on November 13th. At the December 11th meeting, you will have access to our CPA of about 9 years, Laura Bradford of Berkey, Cox, Evans and Bradford, A CPA Form.

Laura has agreed to come right after the elections are completed, and all the new and old tax laws will be either newly passed, defeated, kept in place as an existing law, cancelled as a law, or amended in some way. Laura is among the top CPAs for investors in the Southern California area, and she will brief us on how all this effects us and our investments.

Dealing with taxes properly can have such a huge impact on the profit in a real estate transaction that you really should make it a point to attend this meeting.

1031 Tax Defered Exchanges at the November 13th Meeting

The topic for the November 13th Meeting is “Save Big Bucks
on Taxes Utilizing 1031 Exchanges” by Dewey Failing.

Normally, when you sell real estate, your Uncle Sam is right
there to collect his share of your profits. Depending on
your tax bracket, it could be as much as 50%! (What?? Yes,
you might have to pay Uncle Sam up to half of your profits!)

Well, there is a federal law in the tax code called 1031
that you can use so you can pay zero in taxes when you sell
an investment property at a profit.

Dewey has sold real properties and used 1031s. He will be
sharing his experiences with us. He’s not part of any
organization, so he will not pitch us to buy anything. He is
kind enough to share his experiences with us, so that we are
made aware of this federal tax law, how to use it, and where
to get started.

If you plan on ever selling an investment property, whether
as a flipper, or after having held it for appreciation, you
should know about 1031s as they can save you a bunch of cash
in taxes.

Plan on attending this informative presentation.

And, make plans to attend the December 11th meeting, which
will be on “The New Tax Laws and How They Effect You as an
Investor!” By CPA Laura Bradford of Barky Cox Evans and
Bradford, an accountancy firm.
